Site Manager – Luxury Residential

£60,000–£70,000 + Package
I’m working with an established High End Residential contractor on a £16m luxury new build near Chichester, and they need an experienced Site Manager to take the reins for the final six months.
All the heavy construction is pretty much done, so this is the best part of the job. You’ll take full ownership of the high-end internal fit-out and finishes, turning an impressive 8,000 sq ft building into a seriously special private home, with an outdoor swimming pool, outbuildings and some exceptional bespoke detailing along the way.
You’ll be the main person on site, managing specialist subcontractors, coordinating trades and keeping the programme moving, with a visiting Project Manager behind you. It’s real autonomy to run the job properly, with support when you need it.
And it doesn’t stop there. They’ve got a strong pipeline of high-end residential work coming through, with future schemes in Godalming, Southampton and Winchester, so there’s a genuine chance to build something longer term.
What you’ll be doing:
- Taking day-to-day ownership of the final six months of a £16m luxury residential new build
- Managing the complete high-end internal fit-out and specialist finishes through to handover
- Coordinating specialist subcontractors, trades and suppliers
- Managing the programme, sequencing works and hitting key milestones
- Reviewing drawings and checking workmanship to the highest standard
- Overseeing site logistics, deliveries, health & safety and quality control
- Managing snagging and final inspections ahead of handover
- Reporting progress and challenges to the visiting Project Manager

Requirements:
- Proven experience as a Site Manager on high-end or luxury residential projects
- Strong background in high-end fit-out, bespoke finishes and the final stages of residential construction
- A genuine eye for detail and an understanding of the quality expected on multi-million-pound private homes
- Confident managing specialist subcontractors and multiple trades at once
- Able to read technical drawings, manage programmes and spot issues before they cause delays
- Comfortable running a site independently with support from a visiting PM
- Based within a sensible commute of Chichester, with flexibility for future projects across Hampshire, Surrey and West Sussex
